Renting in Australia for Kenyans: a 4-week bond sent to the wrong place could vanish

Tips · 2026-11-04 · 8 min read

A startled Kenyan man holds his forehead while gripping a phone in a bright rental flat with moving boxes.

If you are moving from Kenya to Australia or New Zealand, your first big payment after the visa is often the rental bond. A bond is a security deposit that the landlord does not keep for themselves: in New South Wales, Victoria, Queensland and New Zealand it is lodged with an official body. Learn that one point and most rental scams become easier to spot.

What a rental bond is, and why it matters on arrival

A bond is money you pay at the start of a tenancy to cover rent owing or damage when you leave. It is separate from the weekly or fortnightly rent. In the places covered here the money sits with a state or national authority, not in the landlord's pocket.

That arrangement is useful for a newcomer. It means there is a record of your payment that exists outside the landlord's own paperwork, and an official process if you and the landlord disagree later.

It also changes your planning. If you are budgeting your first weeks in Sydney, Melbourne, Brisbane or Auckland, count the bond on top of rent and the visa costs. Our guide to budgeting for an Australian visa from Kenya covers the other side of that sum.

Bond rules in the main places Kenyan workers land

Rules differ by state and country, so a figure you hear from a friend in one city may be wrong in another. The table below shows the rule on each official page we checked; always open the page again, because rules change.

PlaceMaximum bondWho holds it
New South Wales4 weeks of rentNSW Fair Trading, paid through Rental Bonds Online
VictoriaOne month's rent in most cases; more is possible if the weekly rent is above $900The Residential Tenancies Bond Authority (RTBA), in trust
Queensland4 weeks of rent for general tenancies and rooming accommodationThe Residential Tenancies Authority (RTA)
New Zealand4 weeks' rent for a general bond; 2 weeks' rent for a pet bondTenancy Services, lodged online by the landlord

The official pages are the best place to confirm your own case: NSW Rental Bonds Online, Consumer Affairs Victoria on bond amounts, the Queensland RTA on rental bonds and Tenancy Services in New Zealand.

Timing: who must lodge the bond, and by when

In Queensland the property manager or owner must give you a receipt and lodge the bond with the RTA within 10 days. In New Zealand a landlord who receives a bond must lodge it online with Tenancy Services within 23 working days. Those deadlines are your cue to ask for proof, not to wait quietly.

For New South Wales and Victoria, the shared rule is the same in spirit: the bond is held by the official body. Ask how it will be lodged and keep the confirmation you are sent.

Step by step: from enquiry to keys

  1. Work out your weekly rent budget from your offered pay, not from the most you could stretch to. If your job is still being arranged, our note on why paying for a job is illegal is worth reading first, because it protects the money you plan to use for the bond.
  2. Look at the home in person or through a trusted person who can inspect it for you, before any money moves.
  3. Prepare your application: ID, your visa or job offer, proof of income and referees. A tidy one-page work history helps; you can build one with Build AI CV and attach it with your application.
  4. Read the agreement fully before signing. Check the rent, the bond, the length of the tenancy and the rules on ending it.
  5. Pay the bond through the route the official body describes, and keep the receipt or lodgement confirmation.
  6. Photograph every room on the day you arrive, with dates, and keep the condition report you are given.

No rental history yet? What to prepare

A person arriving from Kenya usually has no Australian or New Zealand rental record, and that is normal. What you can do is show the other side of the picture: that you have work, that you can pay, and that you have been reliable before.

Useful items include a job offer or contract, a recent pay record once you have one, a letter from a previous landlord or employer in Kenya and a clear copy of your passport and visa grant. If your move depends on a sponsored role, such as the one described in our guide to the Skills in Demand (482) visa for Kenyans, your employer's offer is the strongest document you have. For New Zealand, the equivalent is the Accredited Employer Work Visa (AEWV) route.

No document can promise that an agent will pick your application. It simply makes it easy for them to say yes.

Where the first weeks are cheapest to plan

Many sponsored jobs are outside the biggest cities, and renting there can look quite different from renting in Sydney. If you are comparing roles, browse manufacturing jobs for Kenyan applicants or a single listing such as this senior cook role in Dubbo and look at where the work really is before you pick a suburb from afar.

Common mistakes

  • Paying for a home you have not seen. A photo and a polite message are not an inspection. If you cannot visit, ask a trusted person to look on your behalf.
  • Paying by a route nobody can trace. A bond is meant to be lodged with an official body. If someone asks you to send money to a personal account and says they will "sort the bond later", stop.
  • Skipping the receipt. In Queensland you must be given one. Ask for proof of lodgement wherever you rent.
  • Treating a rule as the same everywhere. A four-week cap in one state is not a four-week cap everywhere. Victoria, for example, speaks of one month.
  • Assuming a friend's rent is yours. Weekly rents vary by suburb and by home, so build your budget from the actual advertisement.
  • Not photographing the home on day one. Without dated photos you have little to show when the tenancy ends.
  • Forgetting English. Your lease is in English, as will be your visa paperwork. Read slowly, and see our note on the English test for Australia from Kenya if your visa asks for proof.

Spotting a rental scam before it costs you

Scamwatch lists warning signs for job scams that carry over neatly: unexpected contact on WhatsApp, Signal or Telegram, and being rushed into a quick decision. Scamwatch also advises never sending your passport or identity documents unless you are certain the other side is genuine.

Apply the same caution to a "landlord" you have not met. A real tenancy has a written agreement and a bond receipt, and it does not depend on you sending a photo of your passport to a stranger.

Frequently asked questions

Can I pay a bond before I arrive in Australia?

You can, but be careful about paying for a home you have not seen. Ask for the bond to be lodged with the official authority and keep the receipt or confirmation. If the only way to pay is a personal transfer to a stranger, treat that as a warning sign and step back.

Is the bond the same as rent paid in advance?

No. The bond is security held for the whole tenancy, while rent is the regular payment for living there. In the states and New Zealand covered above, the bond is lodged with an official body rather than kept by the landlord or agent.

How much can a landlord ask for as a bond?

It depends on where the home is. New South Wales, Queensland and New Zealand cap a general bond at 4 weeks of rent, while Victoria generally caps it at one month. Check the official page for your state before you pay anything.

What if I have no rental history in Australia or New Zealand?

Many newcomers are in this position. Prepare what you can show honestly, such as a job offer or contract, proof of how you will pay the rent, and referees from past work or past landlords in Kenya. Nobody can promise that an application will be accepted.

Do I get my bond back at the end?

The bond is held by the authority for the length of the tenancy, and claims against it go through a set process at the end. Take dated photos on arrival and keep copies of everything you sign so you can show the condition of the home when you moved in.

Key takeaways

  • A bond is security held for the tenancy, and in NSW, Victoria, Queensland and New Zealand an official body holds it.
  • Caps differ: 4 weeks in NSW, Queensland and New Zealand; one month in most Victorian cases.
  • Ask for a receipt or lodgement confirmation and keep it.
  • Never pay for a home you have not seen, or send ID to a stranger.
  • With no local rental history, show your job offer, income and referees honestly.
